Founded in the 1980s, NorSouth has constructed over 200 multifamily projects consisting of nearly 18,000 residential units, and totaling over a billion dollars in contract values. It is this rich history, and reputation, that not only drove now CEO Mike Creeden and President Colin Edelstein to seek employment at NorSouth, but to also acquire the company in late 2016. Since that time, the two have recruited and retained a professional team with decades of combined construction experience, offering unparalleled value to their clients from project design to completion, thus continuing the legacy of NorSouth.
Mike Creeden joined NorSouth Constructs nearly a decade ago, bringing with him years of experience in preconstruction services, primarily in the multi-family sector. Prior to joining NorSouth Constructs, Mike served as a multi-family estimator with J.A. Jones Construction in Atlanta, working throughout the Southeast on projects ranging from student housing, assisted living and military housing. He also served as a project engineer and project manager for the firm.
Mike then moved to Centex Construction as a senior project manager, where he estimated and managed construction of military housing projects throughout the eastern United States. He also served as a preconstruction manager for Wood Partners, a developer/builder specializing in low, mid and high-rise apartments.
A graduate of Georgia Tech with a BS degree in Mechanical Engineering, and a graduate of Georgia State University with a Master’s of Business Administration, Mike is also EIT certified. While in college, he played varsity soccer and advanced to the NCAA Final Four. Today, he brings his high energy and focus on teamwork to NorSouth Constructs, where, with co-owner Colin Edelstein, he has helped build the company into one of the Southeast’s premier multi-family contractors skilled in the entire construction process from conception to completion.

Unlike many general contractors who eventually move into development, Colin is the unusual building professional who moved from the development side of the business to general contracting. He joined NorSouth Constructs in 2011 after serving as president of Atlas Development Group. As a developer, his projects won a number of awards, including “2010 EarthCraft Multifamily Project of the Year” for Adamsville Green. Prior to taking the helm at Atlas Development Group, Colin was a co-founding principal and development director for Cortland Partners and principal and vice president of development for Capitol Development Group.
Colin is a graduate of the University of Georgia and is a member of ULI Atlanta’s 2013 Leadership Class. His unique professional background gives him a deep understanding of the challenges developers face, enabling him to forge strong partnerships with his clients who value NorSouth Construction’s expertise in cost estimating, sustainable building techniques, codes and reputation for quality construction. As chief operating officer of NorSouth Constructs, Patrick wears a variety of hats. He oversees the company’s human resources and information technology functions, as well as all insurance policies and claims. Working with the executive staff, Patrick helps identify the financial position and needs of the business, and supports the field level and management staff to ensure consistency and efficiency across all construction jobs. Patrick’s role encompasses risk management, as well as staff training to meet all requirements of the federal compliance program. And, finally, Patrick directs NorSouth Constructs’ advertising and marketing campaigns.
Previously, Patrick served as a senior asset manager for NorSouth Development where he managed all dispositions, acquisitions and refinancing efforts. As part of his work to streamline the company and increase efficiency, Patrick oversaw the disposal of over 600 units of special and distressed assets, representing the owners’ interests by maximizing and managing the distribution of cash flow.
Following his graduation from Auburn University with a Bachelor’s degree in Business Finance with a minor in Accounting, Patrick joined Churchill Stateside Group as an analyst, working on underwriting activities and due diligence for real estate development.

Marly Shuman began working at NorSouth Constructs as an intern while she was still in college, and over the years has risen through the ranks to become the company’s Vice President of Construction. Her father owned and ran a construction company and her grandmother was involved in home remodeling and design, and from an early age Marly was intrigued by all aspects of building and design.
Marly interned at NorSouth Constructs while earning her Bachelor of Architecture degree at Savannah College of Art and Design. Following graduation, she joined the company full-time, working as a project engineer, assistant project manager and project manager. At the same time, she earned her Master of Business Administration at Georgia Southern University.
Today Marly is responsible for overseeing all of the company’s construction operations, including managing client and subcontractor relations, reviewing the performance of all construction employees and overseeing/assessing project financials. She has implemented new processes and a new project management system at NorSouth Constructs, and overseen the construction of over 1800 units. Marly is based in the Savannah office of NorSouth Constructs, but oversees the construction of all the firm’s projects throughout the Southeast.×
